Custom Home Builder Service Areas Across Burlington and Halton
Burlington's neighbourhoods have very different lots: creek ravines in Aldershot and Tyandaga, Lake Ontario parcels downtown, mature canopy in Roseland, teardown stock in Palmer and golf-course walkouts in Millcroft. Each area page covers local lot stock, permit caveats, project examples and neighbourhood FAQs.

Eight Burlington Neighbourhoods We Build In
Select a neighbourhood for its lot conditions, permit caveats and recent projects.
Aldershot
Post-war bungalows and storey-and-a-half homes on deep lots, many 120 to 160 feet long, are being replaced by 3,000 to 4,500 sqft custom homes. Creek-adjacent lots often have a regulated rear yard, so the buildable area is smaller than the lot survey suggests.

Downtown Burlington
Narrow urban lots and a limited supply of Lake Ontario waterfront parcels. Construction access, staging and neighbour proximity are the main practical constraints, and waterfront parcels add shoreline hazard and flood-line review.
Building in Downtown
Roseland
Large, mature lots with established oaks and maples. Older homes are being replaced by Craftsman and transitional custom homes designed to fit the street rather than dominate it.
Building in Roseland
Headon Forest
Wide 1980s lots with brick, front-gabled detached homes. Rebuilds can add space, but the setback envelope and lot coverage often differ from what the existing house suggests.

Palmer
1960s to 1980s bungalows and split-levels on standard lots. Teardown and rebuild is often better value than a major renovation, especially when the house needs new mechanicals, windows and a roof.
Building in Palmer
Tyandaga
Sloped and ravine-edge lots with mature hardwoods. Walkout lower levels are common, and grading and foundations drive cost more than square footage does.
Building in Tyandaga
Alton Village
Newer subdivision lots and the occasional larger parcel near the escarpment. Buyers often want performance upgrades beyond builder-grade, along with layouts that suit growing families.
Building in Alton
Millcroft
Detached executive homes on 50 and 60 foot lots, built from 1986 to the mid-2000s in Colonial to Federal styles. Walkout grades and golf-course frontage are common, and so is luxury rebuild potential.
