Modern custom home with cedar siding and large glazing facing the Grindstone Creek valley in Aldershot Modern

Aldershot Modern

$1,340K

Aldershot 3,400 sqft

The rear of this deep Aldershot lot sits inside the Conservation Halton regulated area along Grindstone Creek. The lot evaluation located the stable top of bank before design, so the footprint was pulled forward and the glazing turned toward the valley. Permit-in-hand took 15 weeks and the final price matched the January quote.

Craftsman custom home with a deep timber porch under mature maples in Roseland, Burlington Craftsman

Roseland Craftsman

$1,780K

Roseland 4,200 sqft

A 4,200 sqft Craftsman with a deep covered porch, timber brackets and tapered columns, sited to protect the mature maples on a Roseland street. Our project manager Carlos ran the 11-month build, and every permit, from the tree by-law to final occupancy, was handled in-house.

Transitional custom home with stone and board-and-batten on a large Headon Forest lot Transitional

Headon Forest Transitional

$1,120K

Headon Forest 3,600 sqft

The owners assumed the new house could follow the old footprint. The written lot evaluation measured the true By-law 2020 setback envelope and found a side-yard conflict that would have forced a redesign after drawings. Catching it first saved $90K, and the final build came in 2 percent under contract.

Luxury limestone and glass custom home on the Lake Ontario waterfront in Downtown Burlington Luxury waterfront

Downtown Waterfront

$2,480K

Downtown Burlington 5,100 sqft

A 5,100 sqft luxury home on a Lake Ontario parcel near Spencer Smith Park. Flood and erosion limits were mapped before design, so the lower level sits above the 100-year flood line and the architectural glazing faces the lake without crossing the shoreline hazard limit.

Modern custom home with blackened steel and cedar in Bronte, Oakville Modern

Bronte Modern

$2,250K

Oakville Bronte 4,800 sqft

A 4,800 sqft modern home in Bronte with blackened steel, cedar and a low-slope roof. Town of Oakville site plan review and tree protection requirements were handled by our expeditor, and the build ran on the same fixed-price, five-draw contract we use in Burlington.

Farmhouse-contemporary custom home with a walkout on a sloped Tyandaga ravine lot Escarpment farmhouse

Tyandaga Escarpment Farmhouse

$1,620K

Tyandaga 4,000 sqft

A farmhouse-contemporary home on a sloped Tyandaga lot near the escarpment. A slope stability study confirmed the stable top of bank, Conservation Halton approved the footprint, and the walkout design followed the natural grades so excavation stayed on budget.

Flat-roof modern custom home in Waterdown Modern

Waterdown Modern

$1,180K

Waterdown 3,500 sqft

A 3,500 sqft modern family home in Waterdown. The flat-roof massing needed a height variance, which our expeditor brought through the Committee of Adjustment while the City of Hamilton building permit was prepared in parallel.

New infill custom home replacing a 1960s bungalow in Palmer, Burlington Infill rebuild

Palmer Infill Rebuild

$980K

Palmer 3,200 sqft

A 1960s bungalow replaced by a 3,200 sqft custom home. The demolition permit, utility disconnects, a new Halton Region water lateral and the infill grading plan were all approved before the excavator arrived.

Net Zero Ready custom home with triple-pane windows in Alton Village, Burlington Net Zero

Alton Village Net Zero

$1,520K

Alton Village 4,100 sqft

A 4,100 sqft Net Zero Ready home with continuous exterior insulation, triple-pane glazing, a cold-climate heat pump, ERV ventilation and solar PV rough-in. Airtightness was verified by blower-door testing at mid-construction and at completion.

Luxury Craftsman estate home with stone and timber on an Ancaster lot Luxury Craftsman

Ancaster Luxury Craftsman

$2,890K

Ancaster 5,800 sqft

A 5,800 sqft luxury Craftsman on an Ancaster estate lot with natural stone, Douglas fir timber work and a wraparound porch. City of Hamilton approvals and Hamilton Conservation Authority review were sequenced with design so construction started on schedule.

What Project Owners Say

Every quote below is from a client who signed a fixed-price contract with us. We do not display a star rating because we have not imported third-party reviews.

"Quote they wrote in January was the price we paid at occupancy in November. Zero change orders. Halton Conservation issues flagged day one, redesigned, permit-in-hand in 15 weeks."

David and Sarah M., Aldershot$1,340K modern

"Lot evaluation found a setback problem that saved us $90K in redesign. Written feasibility report in two weeks. Final build 2 percent under contract."

Priya S., Headon Forest$1,120K transitional

"Building near the lake meant flood lines, wave uprush allowances and a conservation review we did not understand at all. The team explained each constraint before the design started, then designed the glass and the lower level around them. Our architect friend reviewed the drawings and called them the most complete set she had seen. The house was finished in 15 months with no unapproved change orders."

Anika P., Downtown Burlington$3,180K luxury waterfront
