Two Decades of Halton Lots, One Simple Idea

Marcus Van Dyk started in 2003 with a Burlington residential general contractor, rebuilding post-war homes on Aldershot and Downtown infill lots. Those early projects taught a lesson that still shapes everything we do: the lot decides the budget. A creek at the back of the yard, a setback that changed since the house was built or an undersized water lateral could undo a careful estimate in a single afternoon.

From 2010 to 2019, Marcus led an Oakville custom home division, building larger homes on lakeshore, creek and estate lots and learning the Town of Oakville's site plan and tree protection process from the inside. In 2019, he launched Custom Home Builder Burlington to build homes the way he believed they should be built: lot first, price in writing, one accountable team.

Today, we build four types of custom homes (modern, Craftsman, farmhouse-contemporary and transitional) across Burlington, Halton Region and west Hamilton. We have assessed hundreds of Halton lots, including ravine, escarpment-protected and Lake Ontario waterfront parcels, and we keep a dedicated permit expeditor in-house so most projects reach permit-in-hand in 14 to 18 weeks.

Four Rules We Do Not Break

1

Lot first, contract second

We issue a written lot evaluation before any deposit, because the lot is where the biggest budget risks live.

2

Numbers in writing

Every build is quoted on letterhead. Every allowance has a figure. No change order happens without your written approval.

3

One accountable team

One contract, one project manager and one phone number from consultation to occupancy.

4

Plain language

We explain by-laws, permits and engineering in plain terms, and we back every claim with a number, a rule or a named project.

Why Clients Recommend Us

Every quote below is from a client who signed a fixed-price contract with us. We do not display a star rating because we have not imported third-party reviews.

"Managed every piece of paper with the city and Niagara Escarpment Commission. We just picked finishes. Project manager Carlos knew every detail. One phone call for 11 months."

Alvaro R., Roseland$1,780K Craftsman

"I have built twice before with an architect and a separate contractor, and both times I was the referee. One contract changed everything. The draw schedule matched what we could see on site, and there were no change orders I had not signed."

Michael R., Headon Forest$1,040K transitional

"We sold in Leaside and bought a South Oakville lot. The Town of Oakville site plan review and tree protection plan were handled in-house, and the project manager sent photos every Friday. Ten percent at contract, five draws, and the final number matched the January quote."
