Custom Home Builder Burlington provides custom home project management, construction scheduling, trade coordination and Tarion handover support throughout Burlington and Halton Region, backed by 22+ years combined Halton design-build experience. This page explains what your project manager does, how updates work for remote clients and how the pre-delivery inspection and warranty are handled.

What Is Custom Home Project Management?

Building a custom home involves dozens of trades, several agencies, hundreds of decisions and a schedule that runs for well over a year. Project management is the work of keeping all of that moving in the right order: planning the schedule, coordinating trades, ordering materials, booking inspections, tracking selections and keeping you informed.

On many projects, that role is split. A salesperson sells the job, a designer draws it, a rotating site supervisor builds it, and a warranty department handles problems afterward. Each handoff is a chance for something to be lost.

Our model is simpler. One dedicated project manager carries your build from first consultation to occupancy and through warranty. One phone, one email, one contact.

Inspections and Compliance

Your project manager books and attends every required inspection. Burlington Building Division inspects footings, foundation and drainage, framing, plumbing and HVAC rough-in, insulation and air barrier, and final occupancy under OBC Part 9. The Electrical Safety Authority inspects electrical rough-in and final. On regulated lots, the PM also keeps Conservation Halton permit conditions in place, such as silt fencing and tree protection, and tracks any Niagara Escarpment Commission permit conditions.

Approvals under Zoning By-law 2020 and the Halton Region Official Plan are handled before construction by our in-house expeditor, and the PM inherits a permit package that is already coordinated. Every home meets TGS Tier 1 performance, is designed by BCIN-qualified staff and is enrolled with Tarion before occupancy.

Why one contact matters

Alvaro R. built a $1.78M Craftsman in Roseland. His summary: managed every piece of paper with the city and Niagara Escarpment Commission, we just picked finishes, project manager Carlos knew every detail, one phone call for 11 months.

Building While You Work in Toronto

Many of our clients are relocating from Toronto and still work downtown during the build. Our process is designed for that:

  1. A written schedule you can plan your life around, updated in writing if anything moves.
  2. Regular written and photo updates, so you can see progress without driving to site.
  3. Site walks at milestones that matter: foundation, framing, rough-ins, pre-drywall and PDI.
  4. Selections booked in advance, with clear deadlines and allowance pricing.
  5. Decisions in writing, including any change, with the cost shown before work proceeds.

Farah N. moved from Midtown Toronto and could only visit on weekends. She said the weekly photo updates meant she never felt out of the loop.

The Pre-Delivery Inspection and Tarion Handover

Before you take possession, your project manager walks the home with you for the pre-delivery inspection (PDI). You see how each system works, from the furnace or heat pump to the ERV and water shut-offs, and any items that need attention are recorded on the Tarion PDI form and scheduled for completion. The home is enrolled with Tarion before occupancy and carries 1-year workmanship, 2-year mechanical and 7-year major structural coverage.

After you move in, warranty items go back to the same team. Robert T.’s Tarion 1-year list in Tyandaga was two small items, both fixed within a week.

Included in Every Build

Project management is not an upsell. It is included in every design-build contract, every new custom home and every luxury build. There is no separate management fee and no cost-plus percentage. It is part of the fixed price.
