The Short Version

## Custom Homes in Burlington, Explained

A custom home in Burlington is a one-off house designed for a specific lot, built under Ontario Building Code Part 9 and approved through Burlington Building Division. Most are design-build projects, where one firm handles the lot review, drawings, permits and construction. Whether you plan a luxury home on the lake or a Halton build on an infill lot, the same three questions decide the project: cost, rules and who builds it.

### What a custom home costs in Burlington

A turnkey custom home of 3,000 to 4,500 sqft in Burlington typically costs $1.1M to $2.4M, including design, engineering, permits, construction and landscaping. Luxury builds of 4,500 to 8,000 sqft, with natural stone, architectural glazing and custom millwork, run $1.6M to $3.5M. A written lot evaluation before any of that costs $4K to $12K. Where a Burlington project lands in those ranges depends on finished size, finish level and lot conditions: a ravine lot on Grindstone Creek or a Lake Ontario parcel adds studies and foundation work, while a standard serviced lot in Alton Village does not. Payment usually follows a draw schedule, with 10 percent at contract and five milestone draws, so money moves as the Halton build progresses.

### The rules under Burlington Zoning By-law 2020 and Halton Region

Three regulatory layers apply to most Burlington lots. Zoning By-law 2020 sets setbacks, lot coverage and height. The Halton Region Official Plan governs land use and servicing across the region. Lots north of Dundas Street or along Mountain Brow Road can also sit in the Niagara Escarpment Plan Area of Development Control, which needs a Niagara Escarpment Commission permit. On top of that, lots touching Grindstone Creek, Rambo Creek, Shoreacres Creek or the Lake Ontario shoreline fall under Conservation Halton regulation. Burlington Building Division sees roughly a 40 percent first-submission revision rate, so checking all of these before design is the cheapest step in any Burlington build.

### Who builds custom homes in Halton

In Ontario, anyone building a new home for a client must be registered with Tarion, which backs every home with 1-year workmanship, 2-year mechanical and 7-year major structural coverage. Permit drawings for Part 9 houses are prepared by BCIN-qualified designers or architects and engineered to OBC Part 9. Look for a Halton builder who carries $5M liability and WSIB clearance, belongs to the Ontario Home Builders Association (OHBA) and can show named Burlington projects. Ask how long their permits take: our in-house expeditor gets most Burlington projects to permit-in-hand in 14 to 18 weeks, against 24 weeks or more as the industry norm.

Custom Home Builder Burlington

[/ →](/)

provides modern custom homes, contemporary flat-roof builds, glass-forward design and design-build construction throughout Burlington, Oakville and west Hamilton, backed by 22+ years combined Halton design-build experience. This page covers how we design modern homes that fit Burlington streets, how flat roofs and big glass are engineered for Ontario winters, and what modern builds cost.

## What Is a Modern Custom Home?

A modern custom home uses clean massing, flat or low-slope roofs, large windows and a restrained palette of materials. Inside, it usually means open living spaces, high ceilings, lots of natural light and a strong connection to the yard or view.

Modern design has a reputation for being harder to build well in Ontario, and that reputation is partly earned. Flat roofs, cantilevers, wide glass openings and minimal trim leave less room for error than a traditional house. Water has fewer places to shed, and thermal bridges show up as cold floors and condensation. That is why we treat the engineering and detailing as the core of the service, not an afterthought.

## Three Named Modern Builds

- **Aldershot, 3,400 sqft, $1.34M.** A cedar and glass home turned toward the Grindstone Creek valley, redesigned for Conservation Halton before submission and permitted in 15 weeks.
- **Oakville Bronte, 4,800 sqft, $2.25M.** Blackened steel, cedar and a low-slope roof, with Town of Oakville approvals handled in-house.
- **Waterdown, 3,500 sqft, $1.18M.** A flat-roof family home where a height variance was approved through the Committee of Adjustment in under three months.

## Regulations That Shape Modern Homes in Burlington

**Zoning By-law 2020** sets maximum height, setbacks and lot coverage. Because many flat-roof designs aim for full-height upper floors and generous ceiling heights, height is the limit we watch most closely. The way height is measured depends on the roof type, so the same design can comply with a pitched roof and exceed the limit with a flat one.

**Committee of Adjustment** minor variances are available when a design needs modest relief. A variance is not a guarantee, but well-designed modern homes that respect the street have a good track record.

Other layers apply as they do for any lot: **Halton Region Official Plan** servicing, **Conservation Halton** permits near creeks and the shoreline, and **Niagara Escarpment Commission** permits inside the **Niagara Escarpment Plan** area. Every home is engineered to **OBC Part 9**, including snow loads on low-slope roofs, designed by **BCIN**\-qualified staff, built to **TGS Tier 1** performance and enrolled with **Tarion**. **Burlington Building Division** inspects each stage.

> **Design note**
>
> A modern home that steps down toward the street, uses natural materials and keeps the tallest volume to the rear usually fits a mature Burlington street better, and moves through review more easily, than one big box at full height.

## How We Engineer Modern Details for Ontario

### Flat and low-slope roofs

Low-slope roofs are built with TPO or modified bitumen membranes over tapered insulation that creates positive drainage. Drains or scuppers are sized for heavy rain and spring melt, and parapets and copings are detailed to keep water out of the wall. Every edge, drain and penetration is drawn before construction.

### Large glazing and steel

Wide openings often need a steel moment frame or steel beams to limit deflection, so sliding doors and large fixed units operate properly for decades. We specify high-performance glazing, often triple-pane, with thermally broken frames.

### Cantilevers and thermal bridging

Cantilevered floors are insulated continuously underneath, and structural connections are detailed to reduce thermal bridging. That keeps floors warm and stops condensation inside the wall.

### Materials that last

Cedar vertical siding, blackened steel, stone and fibre cement are chosen for freeze-thaw durability. Standing seam metal roofs suit shed and low-slope forms.

## Cost Guide: Modern Home Budgets

| Cost factor | Why it matters | Typical effect |
| --- | --- | --- |
| Glazing area and spec | Large triple-pane units are a major line item | Moderate to high |
| Steel framing | Needed for wide openings and cantilevers | Moderate |
| Roof type | Low-slope membranes, drains and parapets | Moderate |
| Height variance | Application, notices and possible design tweaks | Low, but adds time |
| Exterior palette | Cedar, steel and stone versus stucco | Moderate |
| Interior finish | Polished concrete, flush details, minimal trim | Minimal trim can cost more to execute well |

Our modern builds typically run **$1.4M to $3.2M**. You get a line-item price before contract, and no change order happens without your written approval. Estimate your own range with our

## Modern vs Craftsman vs Transitional: Choosing a Style

All four of our build types (modern, Craftsman, farmhouse-contemporary and transitional) can be designed for any budget in our range. Modern suits clients who prioritize light, open plans and a strong view.

Craftsman homes

[/craftsman-custom-home-construction/ →](/craftsman-custom-home-construction/)

suit mature character streets like Roseland. Transitional sits in between, with traditional forms and cleaner detailing. We often show clients two massing options in 3D before they commit.

## Is Your Lot Right for a Modern Home?

Most lots can hold a modern home. The questions are height under By-law 2020, how the house will sit beside its neighbours, and whether views or regulated areas shape where the glass goes. A

written lot evaluation

### Aldershot Modern

$1,340K

Aldershot 3,400 sqft

The rear of this deep Aldershot lot sits inside the Conservation Halton regulated area along Grindstone Creek. The lot evaluation located the stable top of bank before design, so the footprint was pulled forward and the glazing turned toward the valley. Permit-in-hand took 15 weeks and the final price matched the January quote.

Can I build a flat-roof modern home in an established Burlington neighbourhood?

Usually yes. Zoning By-law 2020 controls height, setbacks and coverage, not architectural style. The challenge on mature streets is massing: a tall flat-roof box can feel out of place and can push height limits. We test the design in 3D against the neighbouring houses and use stepped volumes, lower front elevations and natural materials so the house fits. If a design still needs extra height, a minor variance is a well-trodden path.

Do flat roofs work in Ontario winters?

Yes, when they are engineered properly. Modern low-slope roofs use durable TPO or modified bitumen membranes, tapered insulation to create slope, interior drains or scuppers, and parapet details designed for snow load and ice. The failures people hear about usually come from poor drainage or improvised details. We design and draw every roof edge, drain and penetration, and the structure is engineered to OBC Part 9 snow loads.

How much does a modern custom home cost in Burlington?

Our modern builds typically run $1.4M to $3.2M. Steel framing for large openings, architectural glazing and complex roof detailing are the main cost drivers. Recent examples include Aldershot at $1.34M for 3,400 sqft, Waterdown at $1.18M for 3,500 sqft and Bronte at $2.25M for 4,800 sqft.

Will a modern design need a minor variance?

Not always. Many modern homes fit By-law 2020 as written. Flat-roof designs sometimes need relief on height or coverage, and when they do, our expeditor prepares the Committee of Adjustment application. James O. in Waterdown received height variance approval in under three months.

What materials do you use on modern exteriors?

Our most common modern palette combines cedar vertical siding, blackened steel or dark metal cladding, natural or manufactured stone and large black-framed windows. Standing seam metal roofs are used on low-slope or shed-roof designs. Materials are chosen for durability in freeze-thaw cycles as much as for looks.

Are big windows a problem for energy efficiency?

They can be if specified poorly. We use high-performance glazing, often triple-pane, with thermally broken frames and careful orientation, and we confirm compliance through SB-12 energy modelling. Our standard spec meets TGS Tier 1 performance.

How do you stop cantilevers from getting cold floors?

Cantilevered floors are insulated continuously on the underside and detailed to reduce thermal bridging where the structure passes through the wall. That keeps floors above the overhang comfortable and prevents condensation.

How long does a modern custom home take to build?

Construction typically takes 11 to 15 months. With design and permits, plan on 14 to 20 months from signed design agreement to occupancy.
