The Short Version

## Custom Homes in Burlington, Explained

A custom home in Burlington is a one-off house designed for a specific lot, built under Ontario Building Code Part 9 and approved through Burlington Building Division. Most are design-build projects, where one firm handles the lot review, drawings, permits and construction. Whether you plan a luxury home on the lake or a Halton build on an infill lot, the same three questions decide the project: cost, rules and who builds it.

### What a custom home costs in Burlington

A turnkey custom home of 3,000 to 4,500 sqft in Burlington typically costs $1.1M to $2.4M, including design, engineering, permits, construction and landscaping. Luxury builds of 4,500 to 8,000 sqft, with natural stone, architectural glazing and custom millwork, run $1.6M to $3.5M. A written lot evaluation before any of that costs $4K to $12K. Where a Burlington project lands in those ranges depends on finished size, finish level and lot conditions: a ravine lot on Grindstone Creek or a Lake Ontario parcel adds studies and foundation work, while a standard serviced lot in Alton Village does not. Payment usually follows a draw schedule, with 10 percent at contract and five milestone draws, so money moves as the Halton build progresses.

### The rules under Burlington Zoning By-law 2020 and Halton Region

Three regulatory layers apply to most Burlington lots. Zoning By-law 2020 sets setbacks, lot coverage and height. The Halton Region Official Plan governs land use and servicing across the region. Lots north of Dundas Street or along Mountain Brow Road can also sit in the Niagara Escarpment Plan Area of Development Control, which needs a Niagara Escarpment Commission permit. On top of that, lots touching Grindstone Creek, Rambo Creek, Shoreacres Creek or the Lake Ontario shoreline fall under Conservation Halton regulation. Burlington Building Division sees roughly a 40 percent first-submission revision rate, so checking all of these before design is the cheapest step in any Burlington build.

### Who builds custom homes in Halton

In Ontario, anyone building a new home for a client must be registered with Tarion, which backs every home with 1-year workmanship, 2-year mechanical and 7-year major structural coverage. Permit drawings for Part 9 houses are prepared by BCIN-qualified designers or architects and engineered to OBC Part 9. Look for a Halton builder who carries $5M liability and WSIB clearance, belongs to the Ontario Home Builders Association (OHBA) and can show named Burlington projects. Ask how long their permits take: our in-house expeditor gets most Burlington projects to permit-in-hand in 14 to 18 weeks, against 24 weeks or more as the industry norm.

Custom Home Builder Burlington

[/ →](/)

provides luxury custom homes, waterfront builds, estate homes and premium design-build construction throughout Burlington, Oakville and west Hamilton, backed by 22+ years combined Halton design-build experience. This page covers what makes a luxury build different, what it costs, the rules that shape waterfront and ravine lots and how we keep a premium specification on a fixed price.

## What Makes a Custom Home a Luxury Build?

A luxury custom home is not just a bigger house. In our work, it means four things together: **size** (usually 4,500 to 8,000 sqft), **specification** (natural stone, wide-plank white oak, blackened steel, architectural glazing, custom millwork), **site** (waterfront, ravine, escarpment-view or estate lots that need more engineering) and **service** (a project manager who handles selections, long-lead orders and every inspection so you do not have to).

The risk on a luxury build is not the quality of the materials. It is the budget. Premium selections, complex lots and long-lead items are exactly where traditional builds pick up change orders. Our approach is designed around that risk: a written lot evaluation before design, a line-item price before contract, and a written allowance schedule with deadlines for every finish category.

## Signature Projects

- **Downtown Burlington waterfront, 5,100 sqft, $2.48M.** A limestone and glass home on a Lake Ontario parcel near Spencer Smith Park, with the lower level above the 100-year flood line.
- **Ancaster luxury Craftsman, 5,800 sqft, $2.89M.** Natural stone, Douglas fir timber work and a wraparound porch on a west Hamilton estate lot.
- **Millcroft downsizer luxury, $2.14M.** Main-floor primary suite, elevator rough-in and stone chosen for decades of low maintenance.

## The Rules That Shape Luxury Lots in Halton

Luxury lots are usually the most regulated lots. Here is what we check before a single concept is drawn.

**Conservation Halton** regulates the Lake Ontario shoreline and the creek valleys, including Grindstone Creek, Rambo Creek and Shoreacres Creek. On the lake, the shoreline hazard limit combines flooding, erosion and wave uprush. In ravines, it is the stable top of bank plus an erosion allowance. Our

Conservation Halton permit service

[/halton-conservation-authority-permit/ →](/halton-conservation-authority-permit/)

 manages both.

**The Niagara Escarpment Plan** applies to escarpment-view lots in the Area of Development Control. These need a Niagara Escarpment Commission development permit, and visual impact from the escarpment can shape massing and materials.

**Zoning By-law 2020** sets height, coverage and setbacks. Large homes often approach coverage or height limits, so we measure the real envelope first and plan any Committee of Adjustment variance before design is finalized.

**Halton Region Official Plan** governs servicing and land use, and **Burlington Building Division** reviews every permit under **OBC Part 9**. Our standard spec meets **TGS Tier 1** performance, permit drawings are prepared by **BCIN**\-qualified designers, and every home is enrolled with **Tarion**.

> **Waterfront rule of thumb**
>
> On Lake Ontario parcels, where the house can go is decided by the hazard limits, not by the lot lines. Mapping those limits before design is what lets the glass face the lake without a redesign after the permit review.

## Types of Luxury Homes We Build

### Waterfront homes

Lake Ontario parcels in Downtown Burlington, along Lakeshore Road and in Burlington Lakeshore. Lower levels above the flood line, architectural glazing placed outside the hazard limit, and foundations engineered for lakeside soils.

### Ravine and escarpment-view homes

Tyandaga, Aldershot and north Burlington lots where slope stability studies set the footprint and walkout lower levels turn the grade into living space.

### Estate homes

Larger parcels in Ancaster, Millcroft and South Oakville, often Craftsman or transitional, with natural stone, timber and generous outdoor rooms.

### Modern luxury

Flat and low-slope roofs, cantilevers, blackened steel and floor-to-ceiling glass, engineered for Ontario snow and freeze-thaw. See

## Cost Guide: What Moves a Luxury Budget

| Cost factor | Effect on budget | How we control it |
| --- | --- | --- |
| Lot conditions | Waterfront and ravine lots add studies and foundations | Mapped in the lot evaluation before design |
| Glazing | Architectural and triple-pane units are a major line item | Specified and priced during design development |
| Stone and cladding | Natural stone costs more than manufactured | Written allowance per square foot |
| Millwork | Custom cabinetry and built-ins vary widely | Allowance plus shop-drawing review |
| Mechanical | In-floor heat, heat pumps, ERV, automation | Specified up front, not added mid-build |
| Size and complexity | Rooflines, cantilevers, spans | Engineered and priced before contract |

The safe range for our luxury builds is **$1.6M to $3.5M**. Your written price lands inside that range based on the factors above, and it does not move unless you approve a change in writing.

## How Finish Allowances Keep a Luxury Build on Budget

Most luxury budget overruns come from selections. A builder sets a low allowance to win the job, then the real choices come in far above it. Our allowance schedule works differently:

1. **Realistic allowances** set against the specification you asked for during design.
2. **Selection deadlines** tied to the construction schedule, so long-lead items like windows, stone and millwork arrive on time.
3. **Written pricing the same day** for any upgrade, approved by you before it is ordered.

Hannah K. described it simply: when she chose upgraded white oak, she knew the exact cost the same afternoon.

## Designing a Luxury Home for the Long Term

Many of our luxury clients are executives downsizing from larger Toronto or Oakville homes, or families building for three generations. That changes the brief. We plan main-floor primary suites, step-free entries, elevator rough-ins, wider doorways and curbless showers from the first concept, and we choose exterior materials such as natural stone and standing seam metal roofs for decades of low maintenance and strong resale value.

## What Clients Say About Our Luxury Homes Work

Every quote below is from a client who signed a fixed-price contract with us. We do not display a star rating because we have not imported third-party reviews.

> "After 30 years in Oakville we wanted something smaller but better. Main-floor primary suite, elevator rough-in and stone that will not need attention for decades. Every allowance was in writing, so when I chose upgraded white oak I knew the exact cost the same afternoon. Tarion enrolment was done before we moved in."

The team explained each constraint before the design started, then designed the glass and the lower level around them. How much does a luxury custom home cost per square foot in Halton?

Our luxury builds of 4,500 to 8,000 sqft typically total $1.6M to $3.5M. Per-square-foot cost varies widely with the specification: natural stone cladding, architectural glazing, custom millwork and in-floor heat all add cost, while larger homes spread fixed costs over more area. Lot conditions matter too. A Lake Ontario waterfront parcel or ravine lot adds engineering, studies and foundation work. Our written lot evaluation and line-item allowance schedule give you a real number for your lot and your finishes before you sign.

Can you build on a Lake Ontario waterfront lot in Burlington?

Yes, outside the shoreline hazard limits Conservation Halton sets for the site. Those limits combine flooding, erosion and wave uprush, and the lower level and openings must sit above the 100-year flood line. We map them before design, which is how our 5,100 sqft Downtown waterfront home near Spencer Smith Park faced the lake without crossing the hazard limit.

How do finish allowances work on a fixed-price luxury build?

Each finish category, such as stone, flooring, millwork, plumbing fixtures, lighting and appliances, carries a written allowance in the contract with a selection deadline. If you choose something above an allowance, you see the exact difference in writing the same day, and nothing is ordered until you approve it. That is how a fixed price stays fixed even when clients upgrade.

Do you design for aging in place or multigenerational living?

Yes. Many of our luxury clients are downsizing or building for three generations. We plan main-floor primary suites, step-free entries, wider doorways, curbless showers and elevator rough-ins at the design stage, where they cost far less than retrofitting later.

Do you build luxury homes in Oakville and Ancaster?

Yes. We build across Halton and west Hamilton. Recent luxury work includes a $2.89M Craftsman estate home in Ancaster and a $2.25M modern home in Bronte. Town of Oakville and City of Hamilton permits are handled by the same in-house expeditor.

Can a luxury home also be Net Zero Ready?

Yes. Every home we build meets Toronto Green Standard Tier 1 performance as standard spec, and luxury homes can add Net Zero Ready envelopes, cold-climate heat pumps, ERV ventilation and solar PV rough-in. Large glazing is specified as triple-pane where performance matters.

How long does a luxury custom home take to build?

Construction typically takes 12 to 16 months depending on size, finishes and lot conditions. With design and permits, plan on roughly 16 to 22 months from signed design agreement to occupancy for a large luxury home.

Do you install home automation and in-floor heating?

Yes. We pre-wire for home automation, security, lighting control and audio, and we install hydronic in-floor radiant heating where clients want it, typically in lower levels, ensuites and kitchens. Each system is specified and priced during design.
