Custom Home Builder Burlington

[/ →](/)

provides custom home project management, construction scheduling, trade coordination and Tarion handover support throughout Burlington and Halton Region, backed by 22+ years combined Halton design-build experience. This page explains what your project manager does, how updates work for remote clients and how the pre-delivery inspection and warranty are handled.

## What Is Custom Home Project Management?

Building a custom home involves dozens of trades, several agencies, hundreds of decisions and a schedule that runs for well over a year. Project management is the work of keeping all of that moving in the right order: planning the schedule, coordinating trades, ordering materials, booking inspections, tracking selections and keeping you informed.

On many projects, that role is split. A salesperson sells the job, a designer draws it, a rotating site supervisor builds it, and a warranty department handles problems afterward. Each handoff is a chance for something to be lost.

Our model is simpler. **One dedicated project manager** carries your build from first consultation to occupancy and through warranty. One phone, one email, one contact.

## What Your Project Manager Does

| Area | What it includes |
| --- | --- |
| Schedule | Master schedule with milestones, selection deadlines and draw points |
| Trades | Sequencing, scopes, site meetings and quality checks |
| Materials | Ordering against lead times, especially windows, stone and millwork |
| Inspections | Burlington Building Division and Electrical Safety Authority bookings and results |
| Selections | Finish choices tracked against written allowances and deadlines |
| Updates | Regular written and photo updates, site walks at milestones |
| Neighbours | Notices, a single point of contact and site tidiness |
| Lender | Draw documentation aligned with construction mortgage inspections |
| Handover | Pre-delivery inspection, system orientation and Tarion enrolment |
| Warranty | Follow-up on Tarion 1-year, 2-year and 7-year items |

## Inspections and Compliance

Your project manager books and attends every required inspection. **Burlington Building Division** inspects footings, foundation and drainage, framing, plumbing and HVAC rough-in, insulation and air barrier, and final occupancy under **OBC Part 9**. The **Electrical Safety Authority** inspects electrical rough-in and final. On regulated lots, the PM also keeps **Conservation Halton** permit conditions in place, such as silt fencing and tree protection, and tracks any **Niagara Escarpment Commission** permit conditions.

Approvals under **Zoning By-law 2020** and the **Halton Region Official Plan** are handled before construction by our in-house expeditor, and the PM inherits a permit package that is already coordinated. Every home meets **TGS Tier 1** performance, is designed by **BCIN**\-qualified staff and is enrolled with **Tarion** before occupancy.

> **Why one contact matters**
>
> Alvaro R. built a $1.78M Craftsman in Roseland. His summary: managed every piece of paper with the city and Niagara Escarpment Commission, we just picked finishes, project manager Carlos knew every detail, one phone call for 11 months.

## Building While You Work in Toronto

Many of our clients are relocating from Toronto and still work downtown during the build. Our process is designed for that:

1. **A written schedule** you can plan your life around, updated in writing if anything moves.
2. **Regular written and photo updates**, so you can see progress without driving to site.
3. **Site walks at milestones** that matter: foundation, framing, rough-ins, pre-drywall and PDI.
4. **Selections booked in advance**, with clear deadlines and allowance pricing.
5. **Decisions in writing**, including any change, with the cost shown before work proceeds.

Farah N. moved from Midtown Toronto and could only visit on weekends. She said the weekly photo updates meant she never felt out of the loop.

## The Pre-Delivery Inspection and Tarion Handover

Before you take possession, your project manager walks the home with you for the **pre-delivery inspection (PDI)**. You see how each system works, from the furnace or heat pump to the ERV and water shut-offs, and any items that need attention are recorded on the Tarion PDI form and scheduled for completion. The home is enrolled with **Tarion** before occupancy and carries 1-year workmanship, 2-year mechanical and 7-year major structural coverage.

After you move in, warranty items go back to the same team. Robert T.’s Tarion 1-year list in Tyandaga was two small items, both fixed within a week.

**Alvaro R.**, Roseland$1,780K Craftsman

> "We tore down our 1962 bungalow and rebuilt on the same lot for retirement. The demolition permit, new water lateral and grading plan were all sorted before a single machine showed up. Permit came through in 16 weeks, exactly as promised."

**Gary W.**, Palmer$890K infill rebuild

> "After 30 years in Oakville we wanted something smaller but better. Main-floor primary suite, elevator rough-in and stone that will not need attention for decades. Every allowance was in writing, so when I chose upgraded white oak I knew the exact cost the same afternoon. Tarion enrolment was done before we moved in."

Is project management included in the build price?

Yes. Project management is included in every contract we sign, not sold as an add-on. Your project manager runs the schedule, trades, inspections, selections and updates from consultation to occupancy, and there is no separate management fee.

How often will I get updates during construction?

You receive regular written and photo updates throughout construction, plus site walks at key milestones such as foundation, framing, rough-ins and pre-drywall. Many clients, like Sofia and Marco D. in South Oakville, receive photos every Friday.

Can I manage the build remotely while working in Toronto?

Yes. Many of our clients still work downtown during their build. With written and photo updates, a shared schedule and selection deadlines booked in advance, most only visit the site a handful of times between excavation and the pre-delivery inspection.

Who coordinates inspections and trades?

Your project manager does. They sequence trades, order materials against the schedule, book Burlington Building Division inspections at footing, framing, rough-ins, insulation and final occupancy, book Electrical Safety Authority inspections and share the results with you.

What happens at the pre-delivery inspection?

The pre-delivery inspection, or PDI, is a walk-through of the finished home before you take possession. Your project manager shows you how the systems work, records any items that need attention on the Tarion PDI form, and schedules their completion. It is an important part of your Tarion warranty record.

Who do I call about warranty items after I move in?

The same team. Your project manager coordinates warranty items under the Tarion 1-year, 2-year and 7-year coverage. Robert T.'s 1-year list in Tyandaga was two small items, both fixed within a week.

How are selection deadlines set?

Each finish category has a selection deadline tied to the construction schedule and the lead time of the product. Windows, stone and custom millwork come first because they take the longest to arrive.

Can the PM work with my construction lender?

Yes. We align draw milestones with your lender's inspection schedule and provide the documentation lenders typically request at each draw.
