The Short Version

## Custom Homes in Burlington, Explained

A custom home in Burlington is a one-off house designed for a specific lot, built under Ontario Building Code Part 9 and approved through Burlington Building Division. Most are design-build projects, where one firm handles the lot review, drawings, permits and construction. Whether you plan a luxury home on the lake or a Halton build on an infill lot, the same three questions decide the project: cost, rules and who builds it.

### What a custom home costs in Burlington

A turnkey custom home of 3,000 to 4,500 sqft in Burlington typically costs $1.1M to $2.4M, including design, engineering, permits, construction and landscaping. Luxury builds of 4,500 to 8,000 sqft, with natural stone, architectural glazing and custom millwork, run $1.6M to $3.5M. A written lot evaluation before any of that costs $4K to $12K. Where a Burlington project lands in those ranges depends on finished size, finish level and lot conditions: a ravine lot on Grindstone Creek or a Lake Ontario parcel adds studies and foundation work, while a standard serviced lot in Alton Village does not. Payment usually follows a draw schedule, with 10 percent at contract and five milestone draws, so money moves as the Halton build progresses.

### The rules under Burlington Zoning By-law 2020 and Halton Region

Three regulatory layers apply to most Burlington lots. Zoning By-law 2020 sets setbacks, lot coverage and height. The Halton Region Official Plan governs land use and servicing across the region. Lots north of Dundas Street or along Mountain Brow Road can also sit in the Niagara Escarpment Plan Area of Development Control, which needs a Niagara Escarpment Commission permit. On top of that, lots touching Grindstone Creek, Rambo Creek, Shoreacres Creek or the Lake Ontario shoreline fall under Conservation Halton regulation. Burlington Building Division sees roughly a 40 percent first-submission revision rate, so checking all of these before design is the cheapest step in any Burlington build.

### Who builds custom homes in Halton

In Ontario, anyone building a new home for a client must be registered with Tarion, which backs every home with 1-year workmanship, 2-year mechanical and 7-year major structural coverage. Permit drawings for Part 9 houses are prepared by BCIN-qualified designers or architects and engineered to OBC Part 9. Look for a Halton builder who carries $5M liability and WSIB clearance, belongs to the Ontario Home Builders Association (OHBA) and can show named Burlington projects. Ask how long their permits take: our in-house expeditor gets most Burlington projects to permit-in-hand in 14 to 18 weeks, against 24 weeks or more as the industry norm.

Custom Home Builder Burlington

[/ →](/)

provides Craftsman custom homes, farmhouse-contemporary builds, transitional homes and traditional timber detailing throughout Burlington, Oakville and west Hamilton, backed by 22+ years combined Halton design-build experience. This page covers what makes a Craftsman home, how we keep timber and trim durable in Ontario, how the style fits Burlington’s character streets and what it costs.

## What Is a Craftsman Custom Home?

The Craftsman style grew out of the Arts and Crafts movement, and its core idea still holds up: build with honest materials and let the structure show. On the outside, that means low-pitched gable roofs with wide overhangs, exposed rafter tails, timber brackets, and a deep covered porch on tapered columns. On the inside, it means natural wood trim, built-in benches and shelving, and a fireplace at the heart of the main floor.

Our Craftsman homes keep that character and add what modern families need: open kitchens, bigger windows, main-floor suites, finished lower levels and a high-performance envelope that meets TGS Tier 1 as standard spec.

We build three closely related traditional styles:

- **Craftsman:** timber brackets, tapered columns, deep porches, gable rooflines.
- **Farmhouse-contemporary:** board-and-batten, standing seam metal roofs, black windows and simple gables.
- **Transitional:** traditional forms with cleaner, quieter detailing, often stone and painted siding.

## Named Craftsman Projects

- **Roseland Craftsman, 4,200 sqft, $1.78M.** A deep timber porch under mature maples, 11-month build, with NEC and city paperwork managed in-house. Project manager Carlos was the single point of contact.
- **Ancaster luxury Craftsman, 5,800 sqft, $2.89M.** Natural stone, Douglas fir timber work and a wraparound porch on a west Hamilton estate lot.
- **Tyandaga escarpment farmhouse, 4,000 sqft, $1.62M.** A farmhouse-contemporary home with a walkout following the natural grades.

## Rules That Shape Traditional Homes on Mature Streets

Craftsman homes are often built on Burlington’s most established streets, which brings specific rules into play.

**Zoning By-law 2020** controls height, setbacks and coverage. Steeper gable roofs measure differently than flat roofs, which can help or hurt depending on the zone.

**Character-area expectations** in neighbourhoods like Roseland shape massing, front setbacks and how a new house relates to its neighbours. A well-proportioned Craftsman usually fits these expectations naturally.

**The Private Tree By-law** applies to many mature lots. Trees may need a permit to remove or to work within their root zones, so we survey them first.

**Committee of Adjustment** variances are available when a design needs modest relief on height or coverage.

As with every build, the **Halton Region Official Plan**, **Conservation Halton** regulation near creeks and the **Niagara Escarpment Plan** for escarpment lots can apply. Every home is engineered to **OBC Part 9**, designed by **BCIN**\-qualified staff, inspected by **Burlington Building Division**, built to **TGS Tier 1** performance and enrolled with **Tarion**.

> **Why proportion beats decoration**
>
> A Craftsman home looks right when the porch depth, roof pitch, overhangs and window sizes are in proportion. Added trim cannot fix a bad massing. That is why we review every design from the street in 3D before drawings are finalized.

## How We Make Craftsman Detail Last in Ontario

Ontario freeze-thaw cycles are hard on exterior trim, and Craftsman homes have a lot of it. Here is how we detail it:

1. **Durable materials.** Fibre cement for siding and most trim; Douglas fir or other durable species for exposed timber; stone or masonry bases for columns.
2. **Water management.** Every beam end, bracket and column base is flashed, with drip edges and ventilation gaps so water sheds and wood dries.
3. **Deep overhangs.** Wide eaves protect walls and windows, which is both authentic and practical.
4. **Finish systems.** Exposed timber is sealed with systems designed for exterior wood, with a maintenance schedule in your handover package.

## Cost Guide: Craftsman Home Budgets

| Element | Cost effect | Notes |
| --- | --- | --- |
| Porch size and depth | Moderate | Deep wraparound porches add framing, roofing and timber |
| Timber work | Moderate | Real timber brackets and beams cost more than applied trim |
| Stone | Moderate to high | Column bases and wainscot in natural stone |
| Roof complexity | Moderate | Multiple gables and dormers add labour |
| Interior millwork | Variable | Built-ins, oak trim and coffered ceilings |
| Size | High | 3,500 to 5,800 sqft in our recent builds |

Our Craftsman builds typically run **$1.2M to $2.8M**. Every element above is priced line by line before contract, with written allowances for finishes. Use our

## Craftsman, Transitional or Modern?

If your street is lined with older homes and mature trees, a Craftsman or transitional design is often the most natural fit, and it can make review easier. If you want maximum glass and a view-focused plan,

modern construction

[/modern-custom-home-construction/ →](/modern-custom-home-construction/)

may suit better. Many clients choose transitional as a middle ground. Our

design team

can show you two massing options for your lot before you decide.

## Multigenerational and Aging-in-Place Craftsman Homes

The wide, grounded footprint of a Craftsman or farmhouse plan is ideal for main-floor living. Lena and Tom B. built for three generations in Roseland, with her parents on the main floor behind a step-free porch entry and the family upstairs. Neighbours now ask how old the house is, which is the best compliment a Craftsman home can get.

What defines a Craftsman-style home?

Craftsman homes are defined by honest materials and visible structure: low-pitched gable roofs with wide overhangs, exposed rafter tails and timber brackets, deep covered front porches supported by tapered columns on stone or masonry bases, and detailed window and door trim. Inside, they usually feature built-ins, wood trim and a fireplace as a focal point. Our versions keep those elements while adding modern layouts, larger windows and current energy performance.

How much does a Craftsman custom home cost in Burlington?

Our Craftsman builds typically run $1.2M to $2.8M. Timber work, natural stone, porch size and interior millwork are the main drivers. Our Roseland Craftsman was 4,200 sqft at $1.78M, and our Ancaster luxury Craftsman was 5,800 sqft at $2.89M.

Which materials keep Craftsman trim durable in Ontario?

Freeze-thaw cycles punish exterior trim. We use fibre cement for siding and most trim, Douglas fir or other durable species for exposed timber, and stone or masonry bases for columns. Every bracket, beam end and column base is detailed with flashing and drip edges so water sheds instead of soaking in.

Do you build farmhouse or transitional homes as well?

Yes. Farmhouse-contemporary and transitional are two of our four core build types. Farmhouse-contemporary combines board-and-batten, standing seam metal roofs and black windows, like our Tyandaga escarpment farmhouse. Transitional uses traditional forms with cleaner detailing, like our Headon Forest home.

Does a Craftsman design help with Roseland character-area review?

It often does. Craftsman and transitional designs share the scale, porches and rooflines of many older Roseland homes, so they tend to fit character expectations more easily than a large modern volume. Good proportions matter more than style labels, which is why we test the design from the street in 3D.

Can I keep the mature trees on my lot?

Often, yes. We survey trees in the lot evaluation, shape the footprint around significant trees, handle any tree by-law permits and set protection zones before demolition. Lena and Tom B. kept two large maples on their Roseland Craftsman lot this way.

Are Craftsman homes good for multigenerational living?

Very good. The wide footprint of a Craftsman or farmhouse plan suits a main-floor suite with a step-free entry from the porch, with a family floor above. We plan accessibility details during design.

How long does a Craftsman home take to build?

Construction typically takes 11 to 14 months. Our Roseland Craftsman was completed in 11 months. Plan on 14 to 20 months from signed design agreement to occupancy.
